The Risman Hotel – Website & Reservation Terms

These Terms & Conditions (“Terms”) govern your use of The Risman Hotel website and your reservations with us, whether made directly or through third-party partners. By accessing our website or making a booking, you agree to be bound by these Terms.

“The Risman Hotel”, “we”, “us” or “our” refers to the hotel operated at:
 Ruko Business City Cengkareng, Jl. Atang Sanjaya No. 19–18, Tangerang, Indonesia.

1. Use of the Website

1.1 You agree to use this website only for lawful purposes, including checking availability, making legitimate reservations, or contacting the hotel.

1.2 You must not use this website for any speculative, false, or fraudulent bookings, or for any commercial purpose without our prior written consent.


1.3 All content on this website (including text, images, logo, and layout) is owned or licensed by The Risman Hotel and may not be copied, modified, or distributed without our permission.

2. Reservations & Booking Conditions

2.1 Reservations can be made directly via our website, by phone/email, or through authorized online travel agents (OTAs).
 2.2 When you make a reservation, you confirm that:

  • All information provided is accurate and complete;
  • You are at least 18 years old or have legal capacity to enter into a contract;
  • You are making the booking for yourself or with the authority of the person(s) on whose behalf you are acting.

2.3 Your booking is considered confirmed once you receive a written confirmation (email or message) from us or from the OTA through which you booked.


2.4 If there is any discrepancy between these Terms and the terms shown on a third-party platform (e.g. OTA), the more specific terms on your booking confirmation will apply for that reservation.

3. Room Types, Rates & Inclusions

3.1 Room types at The Risman Hotel include, among others, Grand Deluxe, Deluxe, and Superior rooms, with various options such as window / non-window and with / without breakfast.


3.2 All room rates are quoted in Indonesian Rupiah (IDR) and are subject to applicable taxes and charges, unless stated otherwise.


3.3 Inclusions (such as breakfast, shuttle service, late check-out, or other extra services) will be clearly stated in your booking confirmation.


3.4 Rates may vary depending on:
Room type and view;
Stay dates and length of stay;
Rate type (refundable or non-refundable);
Promotions or packages at the time of booking.
3.5 We reserve the right to change our rates and room types at any time. Rate changes do not affect confirmed bookings.

4. Payment, Deposit & Valid Card

4.1 A valid credit/debit card or other accepted payment method may be required to guarantee your reservation.


4.2 For certain rate types (especially non-refundable bookings), full prepayment may be charged at the time of booking according to the terms shown on your confirmation.


4.3 Any outstanding balance, deposits, or incidental charges must be settled at check-in or check-out, depending on our policy at the time of your stay.


4.4 If payment cannot be processed, we may cancel or refuse the booking in accordance with the cancellation policy for that reservation.

5. Check-In, Check-Out & Identification

5.1 Standard check-in and check-out times are as stated on your booking confirmation or our website at the time of reservation. Early check-in or late check-out is subject to availability and may incur additional charges.


5.2 A valid government-issued ID (and for foreign guests, a passport and any required immigration documents) must be presented at check-in.


5.3 The maximum number of guests per room is limited according to room type and safety regulations. Additional guests may be refused or charged extra.

6. Cancellations, Amendments & No-Show

6.1 Cancellation and amendment policies depend on the rate you choose at the time of booking:
Flexible / refundable rates may allow cancellation or amendment up to a certain time before arrival.
Non-refundable rates generally do not allow free cancellation, amendment, or refund once confirmed.
6.2 The applicable policy will be clearly stated during the booking process and in your confirmation email.


6.3 If you fail to arrive on the confirmed date without prior cancellation (“no-show”), the applicable no-show charge will be applied according to your rate conditions.


6.4 To modify or cancel your booking:
For direct bookings, please contact the hotel using the contact details provided on our website or in your confirmation.
For bookings made through OTAs or other third parties, please manage your reservation directly through those platforms.

7. Extra Services & Special Requests

7.1 Extra services such as:
Airport pick-up / drop-off shuttle;
Room options (window or non-window);
Breakfast inclusions;
Other add-on services,
 are subject to availability, additional charges, and specific terms (including refundable / non-refundable conditions).
7.2 Special requests (e.g. early check-in, late check-out, bed type, adjoining rooms, high floor) are not guaranteed but we will do our best to accommodate them.

8. Guest Responsibilities & Hotel Rules

8.1 You agree to use the room and hotel facilities responsibly and to follow all posted house rules and instructions from hotel staff.


8.2 You are responsible for any damage, loss, or excessive cleaning required in relation to your room or hotel property caused by you or any person in your party. The hotel reserves the right to charge repair or replacement costs accordingly.


8.3 For safety and comfort of all guests, the hotel may implement:
Non-smoking areas or non-smoking rooms;
Quiet hours;
Visitor policies;
Prohibition of illegal activities or hazardous materials on the premises.
8.4 The hotel reserves the right to refuse service or ask guests to leave without refund if they:
Act in a threatening, abusive, or illegal manner;
Endanger the safety or comfort of other guests or staff;
Violate these Terms or hotel rules.

9. Liability & Personal Belongings

9.1 While we take reasonable steps to provide a safe environment, The Risman Hotel is not responsible for:
Loss, theft, or damage to personal belongings left in guest rooms, public areas, vehicles, or elsewhere on the premises, unless caused directly by our proven negligence or fault under applicable law.
9.2 Guests are encouraged to use any safety box facilities provided and not to leave valuables unattended.


9.3 To the maximum extent permitted by law, our total liability related to your stay or use of this website shall be limited to the amount paid for your reservation giving rise to the claim.

10. Force Majeure

10.1 The Risman Hotel will not be liable for failure to perform its obligations (including providing accommodation or services) due to events beyond our reasonable control, such as natural disasters, fire, flood, government action, pandemic restrictions, strikes, or power failures.


10.2 In such cases, we will try to assist you with alternative arrangements or date changes where possible, but refunds are not guaranteed unless required by applicable law or by your specific rate conditions.

11. Third-Party Links & Services

11.1 Our website may contain links to third-party websites (including OTAs, maps, or social media). These sites are operated independently and are not controlled by The Risman Hotel. We are not responsible for their content, terms, or privacy practices.


11.2 Any services provided by third parties (transport, tours, etc.) are subject to their own terms and conditions.

12. Changes to These Terms

12.1 We may update these Terms from time to time. Any changes will be posted on this page with an updated “Last updated” date.


12.2 Continued use of our website or hotel services after changes are posted will constitute your acceptance of the revised Terms.

13. Governing Law & Contact

13.1 These Terms are governed by the laws of the Republic of Indonesia, without prejudice to any mandatory consumer protections under local law where you reside.
